Tenant Application Requirements

The following criteria are used to approve applications for both furnished and unfurnished homes:

Approval Criteria

  • Payment history and references for previous mortgages or rentals will be verified.
  • A credit report will be reviewed. Factors considered include late payments, collections, credit score, length of credit history, and total amount of credit.
  • Employment status and sources of income will be confirmed.
  • Security deposits are equal to one month’s rent.
  • A background check will be conducted, covering both civil and criminal records.
  • Deposits are required for mailboxes and garage remotes.
  • All homes and garages are non-smoking.
  • A cosigner, additional deposit, or last month’s rent may be required in some cases.
  • All deposits are 100% refundable.
  • Pet deposits are equal to half of one month’s rent per pet, plus a $25 monthly pet fee. Additional deposits may be required for other pets such as horses, rabbits, birds, reptiles, or other caged animals.
  • Some properties may charge extra for water, sewer, or garbage overages.
  • Tenants must follow any codes, restrictions, and rules set by the Homeowners' Association, if applicable.
  • We aim to have homes ready for move-in as quickly as possible, but availability dates are approximate.
  • All remaining deposits must be paid in full at move-in.
  • Once approved, the security deposit must be paid within 24 hours.
