Move Out Procedures

We do not charge for normal wear and tear, as defined by state law. However, we are required to charge for cleaning, damages, or excessive dirtiness.

According to Idaho Landlord/Tenant Guidelines, your security deposit may be used for purposes specified in your lease, such as cleaning or repairs needed to return the rental to its original condition at the start of your tenancy.

To help you meet the cleaning requirements, we recommend following this checklist.

Cleaning Checklist

  • Clean blinds and curtains according to their needs.
  • Remove marks from walls using a magic eraser or similar product.
  • Carefully remove and clean all window screens.
  • Clean heating and cooling filters.
  • Dust and remove grease from the fronts of all cabinets.
  • Clean all light fixtures so they are free from dust, dirt, and insects.
  • Wash all floors and trim boards.
  • Clean all switch plates and outlet covers to remove dust and dirt.
  • Wipe down doors, door frames, and tracks, ensuring they are clean and undamaged.
  • Do not fill holes in the walls left by nails.
  • Clean all mirrors, including door mirrors, throughout the property.
  • Remove cobwebs from ceiling corners and walls.
  • Vacuum and clean windows, windowsills, and window tracks.
  • Dust all air vents.
  • Ensure all ceiling fans are free of dust.
  • Clean all exhaust fans in the property.
  • Make sure all vertical blind strings are attached and secure.

Bathroom Cleaning Checklist

  • Thoroughly clean the toilet, including the bowl, lid, seat, tank, and the area behind the toilet.
  • Clean all mirrors until they are streak-free.
  • Remove all soap scum and mildew from grout lines.
  • Scrub all showers and bathtubs thoroughly.
  • Wash the shower door and clean the shower screen, if present.
  • Wipe down and clean the inside and outside of all drawers and cupboards.

Kitchen Cleaning Checklist

  • Clean the kitchen floor, making sure to remove all dirt and grease, especially from the corners.
  • Clean the inside and outside of all cupboards, including the tops.
  • Defrost and clean the refrigerator, including all shelves and crisper drawers. Be sure to clean behind the refrigerator as well.
  • Polish and clean the sink, taps, and garbage disposal unit (if present).
  • Clean the oven and cooktop thoroughly. For electric ranges, lift the cooktop and clean underneath. Remove all grease from drip trays.
  • Clean the microwave inside and out. If you have an over-the-range microwave, also clean the filter and the area underneath.
  • Remove any grease from walls and tiled surfaces.
  • Leave the dishwasher clean. Wipe the inside of the door and remove debris from the bottom drain, if needed.
  • Wipe down the range hood, including cleaning the filters if applicable.

Outdoor Cleaning Checklist

  • Remove any oil or grease stains from driveways, carports, garages, and other concrete areas.
  • Ensure no trash or debris is left in the yard or around the property.
  • Remove all weeds from flower beds and pebble areas.
  • Pick up all pet waste from the yard.
  • Mow the lawn and trim the edges 2–3 days before moving out.
  • Clear cobwebs from outside eaves, awnings, and ceilings.
  • Empty and wash all garbage bins.
  • Sweep the garage floor and remove any cobwebs.
